Fraser Mills Coquitlam: A New Waterfront Village by Beedie Living

Introduction

Fraser Mills, situated in Coquitlam, is a master-planned community that will transform the historic Fraser River Sawmill site. This ambitious project by Beedie Living spans 95 acres and is set to develop over the next 25 years. Once completed, Fraser Mills will boast 20 towers, 5,500 homes, over 200,000 square feet of commercial space, and 9.4 acres of parkland.

Key Features

Fraser Mills Coquitlam is located at United Boulevard & King Edward Street. It will feature a 48,000 square feet aquatic centre, a future elementary school & daycare, and provide employment opportunities for approximately 1,700 individuals. The development also promises a multi-use trail corridor & riverfront promenade.

A Riverside Community

The Fraser Mills Coquitlam is more than just a residential project, it’s a mixed-use, master-planned riverside community. Residents will have access to a variety of housing options, including market condominiums, stacked townhomes, market rental, and non-market rental apartments. The commercial space will house cafes, a supermarket, restaurants, shops, offices, and light industrial spaces. The community will also benefit from on-site childcare, an elementary school, a farmer’s market, and food trucks. To enhance connectivity, the development plan includes cycling infrastructure, resident transit passes, car sharing, and enhanced transit service to the Braid Skytrain station.

Beedie Fraser Mills Coquitlam Condo Presales

The debut and encore at Fraser Mills is the first of many preconstruction condo developments coming to this riverside area of Coquitlam. This community will offer a diverse range of housing types, including low-rise, high-rise, and townhomes. Additionally, there’s a significant contribution to the City of Coquitlam’s Affordable Housing Reserve Fund, ensuring a mix of housing options for all.

Amenities at Fraser Mills Coquitlam

Central to the Waterfront Village Centre is 9.4 acres of parkland, featuring a wharf, pier, plaza, trails, and community amenities like a bandstand and playground. The development will also showcase a refurbished wharf and a Riverside Linear Park, connecting the community through a multi-use trail corridor along the Fraser River. A state-of-the-art 48,000-sq-ft aquatic centre will be dedicated to the City of Coquitlam for public use.

Developer Team

Founded in 1950, the Beedie Development Group is a family-owned real estate development company. Its home-building division, Beedie Living, launched in 2011, has been instrumental in bringing quality residential developments to Greater Vancouver. The architectural design for Fraser Mills is helmed by Perkins+Will, a renowned interdisciplinary, research-based architecture and design firm.

Expected Completion

Fraser Mills Coquitlam is envisioned as an entirely new community, with the final completion expected in about 25 years. Individual buildings will be completed at consistent intervals over this period.

Historical Significance

Fraser Mills has a rich history, originally being the site of the Ross McLaren Mill in 1889. In the early 20th century, it saw an influx of Francophones from Quebec and Punjabi Sikhs, both contributing to its cultural fabric. The mill, however, closed in 2001. Today, this new neighbourhood in Coquitlam, south of Maillardville, is designated as the Waterfront Village Centre, rezoned for commercial and residential use, with plans to build 5,500 residential units.
