Claridge House – 485 W 42nd Avenue, Vancouver
Claridge House is a 27-storey concrete condominium tower at 485 W 42nd Avenue in Vancouver’s Oakridge neighbourhood, developed by Polygon Homes and completed in 2026. It holds 133 market strata homes in one-, two- and three-bedroom layouts, ranging from 588 to 1,294 square feet. The tower shares a four-storey commercial podium with a 14-storey rental building, and sits across Cambie Street from Oakridge Park and the Canada Line.
The Building at 485 W 42nd Avenue
Claridge House forms one half of a 213-home mixed-use site. The 27-storey tower holds the 133 market condos. A shorter 14-storey building holds 80 market rental apartments. DIALOG designed both. The architecture leans on vertical framing and deep overhangs rather than the flat glass curtain walls found elsewhere along the Cambie Corridor.
The podium is commercial, not residential. Its ground floor carries 12,500 square feet of retail and restaurant space. Above that sit 20,800 square feet of market office space, plus 46,000 square feet across the lower two floors set aside for non-profit organizations. Four underground levels hold 318 vehicle stalls, 155 of them assigned to condo residents, alongside 559 bicycle spaces.
Location and SkyTrain Access
Oakridge-41st Avenue Station sits at the opposite street corner. The Canada Line places downtown Vancouver, YVR and Richmond city centre roughly 15 minutes away. The R4 RapidBus runs along the north side of 41st Avenue, giving a direct route west toward UBC. Few Vancouver condos for sale on this corridor sit closer to a platform.
Oakridge Park, the redeveloped mall directly across the street, adds one million square feet of shopping and dining, ten acres of urban parks, a 100,000-square-foot community centre and a 3,000-seat music venue. Queen Elizabeth Park and VanDusen Botanical Garden are both nearby. Langara College is a short walk south. The catchment schools are Sir William Van Horne Elementary and Eric Hamber Secondary.
Floor Plans for Claridge House
The tower was planned with a mix weighted heavily toward two-bedroom homes:
- 13 x one-bedroom
- 106 x two-bedroom
- 14 x three-bedroom
Two-bedroom plans account for roughly 80 percent of the building. Only six homes occupy each floor, which shortens corridors and gives most plans more than one exposure. Sales material later cited a built range of 594 to 1,278 square feet, narrower than the 588 to 1,294 square feet in the original plan set.
Interiors
Kitchens carry integrated Miele and Liebherr appliances, custom flat-panel cabinetry and islands finished with double waterfall edges. Ensuites use stone-tiled feature walls and ceiling-mounted rain shower heads, with free-standing tubs in select homes. Wide-plank engineered wood runs through the living and dining areas. Bedrooms are finished in wool carpet. Walk-in closets include custom millwork organizers with built-in LED lighting.
Every home has an in-suite heat pump. Cooling is standard rather than an upgrade, which is still not the norm in Vancouver real estate at this price point.
Amenities in the Building
Entry is through an overheight, hotel-inspired lobby with a water feature, a stone feature wall and a concierge desk. The podium rooftop is shared by residents and holds a fireside lounge, a sun terrace, a children’s play space and a family dining area with barbecues. A 1,841-square-foot indoor amenity space with an adjoining terrace sits on the tower roof — the sky lounge, which includes social rooms, a catering kitchen and a sky garden with a fire table. Office tenants and rental residents have their own separate amenity areas.
Airbnb Policy at Claridge House
Airbnb is not permitted at Claridge House. Buyers should also note the wider rules. The City of Vancouver allows short-term rentals only from a principal residence, requires a business licence, and treats any stay under 90 consecutive days as short-term. Provincial rules under the Short-Term Rental Accommodations Act apply on top of that. Investors screening downtown Vancouver condo listings and Westside buildings for short-term rental income will need to look elsewhere.
