Myth: You Can Sell a Presale Assignment at Any Time
Fact: Developers deny assignment sale and marketing requests all the time. The ability to sell a presale assignment depends on the terms of the original purchase agreement. All developers require permission for the sale & marketing of assignments until a certain stage in the development process or may impose fees and conditions. Fact: Assignment sales are subject to various taxes for both buyer (Assignee) & seller (Assignor). Confirm with a qualified accountant, but in almost all presale assignment sales GST, PTT, Income Tax, and/or Capital Gains Tax is payable.
Myth: The Buyer Can Always Secure the Same Mortgage Terms
Fact: Mortgage approval is not guaranteed for the new buyer of an assignment. Lenders may have different criteria for financing assignments, and the buyer will need to qualify based on the current lending conditions.
Myth: Assignments Always Sell at a Profit
Fact: When selling a presale assignment, a profit is not guaranteed. Not using a Realtor can result in a seller transacting below what the assignment condo is worth or in a buyer paying more than the assignment is worth.
Furthermore, selling an assignment without a Realtor can be very risky for both buyer (assignee) and seller (assignor) from a legal perspective if there are any mistakes due to lack of experience with these sales.

Myth: Assignments are the Same as Regular Resales
Fact: Assignments are different from regular resales. In an assignment sale, the original buyer sells their rights and obligations under the original purchase agreement to a new buyer, who then completes the purchase with the developer. Furthermore, marketing a presale condo assignment is more difficult due to the rarity, complexity, & intangible nature of pre construction assignment sales.
Myth: Assignments are Worth the Same as Regular Brand New Resale Condos
Fact: Condo Assignments are worth less than existing new properties on the market for the following reasons:
- 5% GST is payable upon the completion of the property and brand new existing resale condos have already had this paid.
- Complexity – Condo assignment sales are extremely complex contracts that most lay people and many Realtors do not understand. This complexity limits the market for these transactions to those who understand them, those who feel comfortable with them, and those who see the value of them. The more a market is limited, the longer a sale takes and for less money.
- Large Cash Requirement – Typically an assignment sale buyer (assignee) has to come up with the full 20% deposit of the original price plus any profit (if there is one – see above) within a few weeks of an accepted offer. Existing properties and presales do not require this much cash right away and so therefore are more appealing to more buyers even though their prices may be higher.
- Intangible Uncertainty – Buying an assignment is buying something that is not yet built and cannot be visited to confirm the existence or quality of the condo. Many buyers are not comfortable with buying something several hundred or millions of dollars if they cannot be certain if it will be built or the quality of what will be built.
- Risk – When buying something that is not built, there is a risk that it may not get built (very rare in BC). Whenever there is risk in a transaction, a buyer needs to be compensated. With condo assignment sales, a discount in price is required to make the transaction attractive to a buyer (assignee)
Myth: Assignment Sale Listings Can Go On MLS
Fact: Vancouver assignments are rarely allowed to go on MLS. This is the same for the inner suburbs of Vancouver. Sometime assignments are allowed on MLS in Surrey, Langley, and the Fraser Valley and in some cases in other areas of BC. Operate on the assumption your assignment cannot go on MLS. This will also have a downward effect on what you can sell for as narrower market for an assignment results in less money later for the seller (assignor).
Myth: Condo Assignment Sales Are Quick & Easy
Fact: Assignments take time to sell as they are a niche product with a relatively narrow market. When selling an assignment, expect 2-4 months to get an offer depending on price and market conditions. In very hot markets it may be possible to sell sooner. In soft markets, it may not be possible to sell an assignment.
